Currently there are 172 homes available for sale in Palm Aire. That sounds like a lot, but it is lower than normal. If you take the average number of sales per month and divide by the number of available listings you get the month’s supply of inventory. Right now, Palm Aire has 5.7 months of inventory. Six months is considered a balanced market. It neither favors the buyer or the seller. More than six months of inventory favors the buyer. Less than six months favors the seller. When the numbers are broken down further, one, two, and three bedroom condos have six months or less of inventory.
Single family homes, Townhouses and Villas all have much higher than six months worth of inventory. The market favors the buyer in all three of those categories. If you own any of those and are considering selling, you better have a good price on it. If you are thinking of selling your condo, now is a great time to sell.
