Home sales in Palm Aire Country Club continues to be steady through the summer months. The number of listed properties for sale has has fallen again, trend that has been going on for most of the year. As of the beginning of Sept. there are 237 homes for sale in Palm Aire Country Club. That is a 3% reduction in inventory over last month and a 22% reduction since March 2016. At the current sales rate there is 6 months worth of inventory.
During the month of Aug there were 37 home sales in Palm Aire. The highest price paid during that time was $225,000 for a 3 bedroom unit in building 122.
The lowest price paid was $64,000 for a one bedroom, one bath unit in building 4.
The median sales price during the month of Aug 2016 was $135,000.
The average days on market was 144.

On July 6th 4433 SW 11th Place, Deerfield Beach was sold. The 2 bedroom townhouse is located in the Waterways community, a sub-division of single family homes and townhouses off of SW 10th Street and south of Quiet Waters Park.
The home was listed for $185,000 and I was able to negotiate a 7% reduction in the price for my client.

On Monday June 20th my listing at 111 Gardens Dr. Apt 202 closed and is now sold. It was purchased via auction.com for $96,018 including the buyers auction premium. It was a cash sale. The property was a bank owned foreclosure. The unit has 2 bedrooms and 2 bath and is 1090 square feet.
The unit was in mostly original condition and the bank got a very god price for it. The new owner paid cash for it and its intended use is unknown.

Home sales in Palm Aire Country Club continue to remain consistent during the first part of 2016. As of the beginning of June there are 285 homes for sale in Palm Aire Country Club. That is a 5% reduction in inventory over last month. At the current sales rate there is 8 months worth of inventory.
During the month of April there were 35 home sales in Palm Aire. The highest price paid during that time was $305,000 for a single family foreclosure on Estate Drive.
The lowest price paid was $69,000 for a one bedroom, one bath unit in building 6.
The median sales price during the month of March 2016 was $145,000.
The average days on market was 114.
