I know, that's not a very nice thing to say. It could have been a real estate agent who first coined the phrase. I'm not sure. It also could apply to many other purchases besides real estate. But I learned it my first week in the business.

Don't get me wrong. Many potential buyers are very sincere and honest and I have had the pleasure of working with many of them. Some of them have become my very good friends. However, many are not. If you are selling your home on your own or even with the help of an agent, they will frustrate you. 

 

Here are some unpleasant things buyers will do:

-Not show up for appointments or call if they are going to be late.

-Call you just about any time of the day of night.

-Pretend to be more qualified than they really are.

-Make ridiculous low ball offers.

-Change their mind on a whim.

-Make petty demands over the smallest of details.

-Yes, they will lie to you too.

The more polite term is probably bluff, like in a poker game. Can you tell the difference between a player and a poser? Let's say the buyers just inspected your home and are demanding $10,000 in repair credits or they are walking. How would you handle it?

What comes from many years of experience is an understanding of buyer behavior in certain situations just like this. Lacking the experience, as a seller, could cost you thousands of dollars or an entire deal over what could be a small issue.

Nothing can replace experience. Having an experienced agent in your corner will not only buffer you from the unpleasant side of the business, it will save you real money in the long run too. I have been involved in hundreds of deals over the course of my 10 plus years in real estate and have learned a few things about buyer (and seller) behavior during that time.
