One of the biggest concerns home sellers have is being tied to one agent for six, nine, or even twelve months. Listing agreements are usually a contract between the Broker (the company an agent works for) and the seller. A typical broker gives their agents no authority to cancel a listing agreement if the seller becomes unsatisfied. Instead they will try to transfer the listing to another agent within the company or do nothing and make the seller tough it out until the listing expires. Fortunately my broker has given complete autonomy with my listings. For as long as I have been listing properties I have offered my clients a Listing Cancellation Guarantee.
