During my career that began in 2006 my listing have averaged only 37 days on the market. That, of course, includes the worst market in history. The average for agents in South Florida so far 2018 was has been 45 to 50 days. In the last two years my average days on the market has dropped to just 17 days! Here are some of the things I do to get top dollar for your home and get it sold quickly.
It is no secret that buyers almost unanimously now begin their home search online. I have invested a lot of time and money into this website. You will notice that the property listings are easy to navigate and have the largest photos. Even when compared to most of the big national real estate sites. It has been optimized to function perfectly on smart phones and other mobile devices. It is also very good at collecting buyer contact information. This has given me a huge database of potential buyers for your home. I also syndicate my listings with all of the major national real estate sites.
Iphones are wonderful for taking amateur photos, but too many agents think that is all you need. The fact is, Iphone photos look terrible in the MLS. You only have once chance to make a good first impression. Most of my listings are photographed by a professional. The correct lens, lighting and framing make a huge difference. Not only that but listings with virtual tours get a much high impression rate than those without. Here are some examples of virtual tours of homes I have sold.
For select homes I also offer the latest in 3D Photography technology. Imagine being able to walk through a home while on your computer and see everything a home has to offer. Not just a dozen or so photos. See an example of what I am talking about right here. You will be amazed.
I use a special software platform to manage the information of potential buyers looking for homes that I collect from my online and direct mail marketing efforts. When I get a new listing they will know about it immediately. My marketing efforts also make sure other area agents know all about your home. I also have hundreds of area agent email addresses from networking and I make sure they and the buyers they are working with know about your home.
The explosion of Social Media is having a dramatic effect on how people get their information these days. I have found it is a great place to advertise.
