There is more to getting a home sold than just listing it in the Multiple Listing Service (MLS). The MLS is very important part of home marketing. Close to 90% of buyers are working with a real estate agent to find them their new home. All my listings go into the MLS immediately, so those agents can find your property. Seller’s also need follow-through and expert execution that I provide as follows:
If a listing doesn’t make a good impression with buyers it won’t matter how much exposure it gets. This may seem basic, but to the average agent, photos are an afterthought. My listings have high quality photos and virtual tours that will make your home look it’s best to prospective buyers. See a sample virtual tour here.
I knock the national real estate sites for good reason. They are notorious for having inaccurate and outdated listing information. The reality is they aren’t going away. Your home will be seen on these sites. But more importantly, I monitor my listings on those sites and make sure my listings are accurate and up to date. Your home will easily be found on:
Plus numerous lesser-known sites. I am also a very tech savvy and make sure my listing rank high in property searches by leveraging the social networking sites like Google+, Youtube, Facebook, Linkedin and Twitter.
Individual Property Websites
All my listings get their own individual URL and website. See an example here: www.418SunsetDr418.utour.me
Here prospective buyers can see a virtual tour, financing calculators plus important neighborhood information. Where signs are allowed, buyers can get instant listing information 24 hours a day direct to their smartphone by texting an individualized code.
Pricing and Valuations
Even in a market that has begun to favor the seller, proper pricing is still very important. I consider myself to be an expert at home valuations. I have taken the required course work for property appraising and passed the state appraisal exam. I am not a licensed appraiser, but I have a thorough knowledge of the principles of appraising. I have marketed foreclosures for the nations largest banks. In order to get that business I first had to prove myself by performing price opinions on their distressed properties. My accuracy was measured after doing hundreds of them before they would give me there business. From there on I continued to be graded on my accuracy and performance. Fewer foreclosures are coming to market now, but I continue to be a preferred agent for Bank of America and Chase.
Negotiating The Deal
I always think and act with my clients best interests in mind, not my own. I want repeat customers, not just a quick deal. After seven years in an incredibly tough market, I know how to negotiate the best price and terms for my clients.
I stay in touch in with my sellers on a regular basis with weekly or biweekly progress reports. I’m easily accessible by phone or e-mail for questions or concerns.
Homes in disrepair, estate sales, divorce, pre-foreclosure are all situations I am used to handling. I don’t shy away from the tough jobs. These situations need special handling and I am prepared for the job. I will get it sold and closed.
Listing Cancellation Guarantee
I won’t tie you down. If for any reason you aren’t pleased with the way I market your home you can cancellation our listing agreement with no cost to you.
I Offer A Unique Home Trade Up Program
This unique program draws a lot of attention to my listings. I offer to purchase homes of current homeowners looking to trade up. If they purchase one of my listings I buy their home. These buyers no longer have to worry about owning two homes at the same time, or making weak offers with contingencies subject to the sale of their current home. See more here.
