Activity has been pretty good this winter. There have been a lot of cash sales for these beach condos. Foriegn buyers are snatching up cheap oceanfront properties. Inventories have been declining and finding really great deals is getting tougher. Foreclosures and short sales are now just 10% of the active listings in the beach area. That's way below other inland neighborhoods where distressed properties still total 30 to 40% of the active listings.
