The sites that get the most traffic or have the best name recognition are not the best sites to search the Ft Lauderdale MLS for available properties. You know the ones I’m talking about, Zillow, Trulia and Realtor.com and so on.
These are what we call third-party syndicators that have exploded in popularity in recent years. They get listings through syndication and also allow others, like for-sale-by-owners, to post listings. Unfortunately for the consumer they are notoriously outdated and are full of inaccurate listings and property valuations. They make money by selling leads generated from the listings to agents willing to pay for them. If you make an inquiry on a listing there, you will likely get a call from an agent who isn’t the best and brightest, but just one willing to pay for the exposure on that site.
The most significant downside to searching those sites is their inaccuracy. You may have already experienced it yourself. You see a property you like and make an inquiry only to learn the property is already sold. The site just hasn’t updated the status yet. They are also slow to get the latest properties listed on their site. A property I listed on Sept 10, 2013 didn’t show up on Trulia until Sept. 23, 2013. It still hasn’t shown up at all on Zillow.
I would recommend finding an experienced local agent you trust who has an IDX feed on their site and search there. IDX is a direct feed of listings from the MLS that is updated almost immediately. Then when you find a property you like, you know that when you make an inquiry on it you are dealing a competent agent, and not some random rookie agent.
I pay extra for a high speed IDX feed so my customers can navigate through the listing easily and quickly. They are also searching the most accurate local listings possible. Homes are selling fast these days. Make sure you search where you are sure to find the newest listings. Be sure to sign up for automatic updates of new listings that meet your needs.
